The area is devided in plots with spaces for supply deliveries and parking. Offered buildings are on six of the plots, other plots have approved building rights for factories and warehouses. One plot is part of a residental area, and housing is allowed on it. Except the residental one they are all on flat terrain.

All buildings are connected with town infrastructure. Existing buildings can be conected very efficiently via freight train or other means.

Bus stop is in front of the area entrance and other public transport nodes/stops are only 300m to the south of it.

Deskriptions :
A The Building of the former administration has concrete structure and aluminum facade and is in very good condition. In the entrance hall is also a security chamber. The building has two floors and can be divided into two office complexes. It could also be used for light industry purposes

B The building of the former cafeteria has two floors: on the first one is the storage and on the second one the refectory. The dining-hall has great ceiling height. The kitchen itself is in an attached building. The former cafeteria is suitable for storage or light industrial production, like tailoring for example.

C The factory building is the largest one. It has three floors and a basement. Situated on each floor are six working areas, with entire floor space of about 5800qm. All six are interconnected by a corridor. The ground floor also has loading platforms and direct access to the yard. Other floors have access to three freight elevator, each rated for 2t. The constructive grid of 5m and the ceiling height of 3,5m allow the arrangement of different kinds of production lines, as well as storage on the ground floor.

D - The small warehouse building next to the factory is in very good condition. There are two warehouses, one on the ground floor and one on the first floor. They have windows allowing illumination during day light, and have great ceiling height. A freight elevator is present as well. The basement was built as a bunker and has no day light thus, but it has a ceiling height of 3m and thick walls. Although built as a warehouse the building could also be used for production.

E - These are two former garages used for repair of various sized trucks. Within them are workshops, bathrooms, locker rooms and restrooms. They are mostly suitable for workshops.

F - This is s small warehouse with a loading ramp and two storage rooms.

Area Information
Gabrovo is a town situated in the geographical middle of Bulgaria. It is to the north of the Balkan Mountains and about 220km far away from Sofia. The nearest port is Varna, 350km east of Grabovo. The real estate has good transit connections as E85, which connects Baltic with White Sea, is only 200m away from it. It is also on only 30km from E772 Sofia-Varna. Most developed are textile industry, leather, shoe and fur clothing industry as well as other light industry. Other developed industry branches are polymer processing, fabrication of instruments and machinery. Gabrovo is also known for tourism possibilities in the region.
