The development consists of 266 luxurious fully-appointed apartments ready
for moving in. There are 4 types of units:

- 75 square meters (1 living room 1 bedroom),
- 105 square meters (1 living room 1 bedroom, garden floor),
- 135 square meters (1 living room 2 bedrooms, duplex, garden or
terrace floor),
- 155 square meters (1 living room 3 bedrooms).

66 ground floor apartments have private gardens ranging from 25 to 150
square meters each.

The project was prepared with participation of prominent and award winning
firms in architecture, static, electric and mechanical engineering and
construction. Each stage of the project was auctioned out and graded based
on 10 reference areas with the winner getting the highest score in cost,
quality, bank standing, equipment stock, previous experience and references.
The construction has been subcontracted to Ucgen Insaat,
www.ucgengroup.com.tr which is well known for residential and commercial
construction in Turkey and CIS, especially Central Asia, where Ucgen worked
for the state and the President.

The design of Crystal Park has been prepared by Uras Dilekci architectural
group (www.urasdilekci.com), famous for their recreational projects in
Cyprus and Turkey and award winning social center in Kemer Country

Area Information
Crystal Park is located on the Asian side in Kurtkoy, one of the fastest
growing and important business and commercial subcenters of Istanbul. It has
progressive municipality and amazing growth and appreciation potential due
to the following factors.

Kurtkoy is 10 minutes drive to the coastline of Pendik and Kartal. Zaha
Hadid's urban regeneration plan covering 555 hectars will bring 2 million
people to the area (including 100 thousand new residents) and offer
exceptional leisure and recreational pursuits, new shopping malls and
entertainment centers. Both Kartal and Pendik will host new, highly
prestigious marinas and be a home to Turkey’s first ever 7 star hotel.

Within a 30 kilometre radius of Crystal Park there is an active workforce of
over 6 million employed by 25,000 businesses. A recent planning application
to create a 2 million square meter technopark has just been approved. This
multi- billion development is less than 5 kilometres from Crystal Park.

Sabiha Gocken airport is 3 kilometres away from CP. Its current capacity of

second runway is added.

MyTechnic is to bring in 1000 engineers until the end of 2007. A joint

Kartal and SSK) nearby and a brand new private hospital for 400 beds is to
be build just a few kilometers away from CP.

Education plays a significant factor in the location of Crystal Park and
three universities are located within a 10 minute drive – Sabanci,Alarko and
Okan. Koc elementary and high school, being among the most acclaimed ones in
the country is only minutes away.

In the nearby Akfirat 5,000 villas are under construction with 3,000
completed, aimed primarily at the middle class market -a sure sign of
confidence in the area – and exceptional capital growth.

The 800,000 sq m international exhibition and convention center with a new
shopping mall is just 2 km away. Its construction broke ground in May 2007.

The mount of Aydosa, the highest point of Istanbul, and Aydos forest are
